Air Quality Services in Portsmouth Leisure Club: Case Study

Air Quality Services in Portsmouth Leisure Club: Case Study

Why a Hampshire Leisure Club Required Professional IAQ Servicing

In 2023, ARM Environments was called to a Portsmouth-based leisure club to carry out a comprehensive programme of indoor air quality maintenance. With potentially hundreds of gym members occupying the building at any one time — many of them exercising intensively — the stakes around air quality here are meaningfully higher than in a standard commercial space.

When people are working hard physically, their breathing rate increases significantly, and so does the CO₂ they exhale. In an enclosed gym environment without effective ventilation, CO₂ can accumulate to levels that cause fatigue, headaches, and impaired cognitive function — not what any member expects when they arrive to improve their health. For a leisure club, clean and well-ventilated air isn't just a compliance requirement; it's fundamental to the experience and wellbeing of every person through the door.

The club required a varied programme of servicing tasks, all forming part of their routine maintenance schedule:

  • Fire damper maintenance
  • Fitting new duct access doors
  • Ventilation Hygiene Risk Assessment (VHRA)
  • AHU servicing and cleaning
  • Plenum cleaning
  • Commercial kitchen extractor and ductwork grease removal

Key challenges:

  • A wide variety of different maintenance tasks to be completed across multiple days
  • A health-conscious client with high standards for member experience
  • Coordinating a multi-day operation within a working facility

How ARM Environments Delivered the Air Quality Servicing Programme

Our team worked through each of the required tasks systematically over the course of the week, completing every element to a professional standard. Throughout the programme, we documented the work with photographs at each stage, building a full completion report for the client — providing a clear record of what was done, the condition found, and the outcome achieved.

The AHU servicing and cleaning ensured the air handling units were operating efficiently and hygienically, free from the biological build-up that degrades both air quality and system performance over time. Plenum cleaning addressed the accumulation of particulate matter in the supply air chambers that feed air into the building. Fire damper testing confirmed that each damper was operational and would function correctly in the event of a fire — a legal requirement that is too often overlooked until it becomes a problem.

The commercial kitchen extractor and ductwork cleaning is a particularly critical element of the programme. Grease accumulation in kitchen extract systems is one of the leading causes of commercial fire, and removing it is a compliance requirement under BESA TR19 — the recognised industry standard for ventilation hygiene. In a facility serving both a busy gym and a kitchen operation, fire risk management is non-negotiable.

Results: Safe, Compliant Air Quality for Hundreds of Members

Every task was completed to the satisfaction of the client, who was pleased to have a single specialist team handle the full scope of the maintenance programme in one coordinated visit to minimise disruption while ensuring nothing was missed.

The work keeps the leisure club fully compliant with UK health, safety, and ventilation legislation, and directly reduces the risks that come with high-occupancy, high-exertion environments: elevated CO₂ levels, degraded air quality, and the fire risks associated with grease-laden kitchen ductwork.

For the members, the outcome is straightforward: they can train in a space where the air is clean, the ventilation is working, and the building around them is being properly looked after. For a leisure club whose entire proposition is built around health and physical wellbeing, that alignment between what they offer and how they operate their building matters.

"When you're dealing with a high-traffic facility like a leisure club, where hundreds of people are exerting themselves every day, poor air quality isn't just uncomfortable — it's a health risk. Our team was brought in to carry out essential servicing, from AHU cleaning to fire damper maintenance, all aimed at keeping the environment compliant and, most importantly, safe. Spaces like this demand constant vigilance when it comes to ventilation; CO₂ levels can rise rapidly without proper airflow."
