We enhance guest experiences

In hospitality, the guest experience begins the moment someone steps through the door. Temperature, freshness, and overall indoor comfort are noticed immediately, even if guests cannot explain why a space feels pleasant or not. It's not the "IAQ" they'll complain about — it's the smells, temperature, headaches, and stuffiness that they can begin to associate with your business.

When air quality compliance isn't met or systems aren't maintained, it isn't just the reviews you notice, it's also the rising energy costs. Getting your ventilation systems serviced not only improves guest experiences, it also reduces operating costs and ensures compliance with UK legislation and guidelines. We're here to help you achieve that.

Does this sound familiar?

Hotels are complex indoor environments where hundreds of guests, staff, and service activities interact within enclosed spaces every day. There are various reasons why air quality can become poor if the correct systems and schedules are not in place:

  • Neglected HVAC Systems
  • Blocked Filters or Ducting
  • Unbalanced Ventilation Systems
  • High Occupancy Levels
  • Building Layout Changes

Common Issues

  • Smells Lingering Despite Cleaning
  • Disturbances from Noisy HVAC
  • Inability to Control Room Temperature
  • Moisture Escaping from Bathrooms
  • Skyrocketing Energy Costs
  • Water Leaks

Guests shouldn't notice your air quality.

As air quality experts, we often remark that the best smell is no smell at all. A space that doesn't smell is usually being well-ventilated. However, many businesses don't realise the importance of proper ventilation, and so the first impression a guest experiences as they walk through the doors is often stale air or overpowering scented air fresheners.

73%

of travellers believe that ventilation and air quality should go unnoticed within luxury hotels.

55%

of luxury hotel guests report sleep disturbances directly linked to poor ventilation or noisy HVAC systems.

74%

of guests would choose not to return to a specific hotel brand due to ineffective air ventilation impacting their stay.

Bad Experience

Unfortunately, our stay at this hotel was a big disappointment.

From the moment we entered the room, we were hit with a strong sewer smell coming from the bathroom, poorly masked by bleach. It felt like stepping into an old, run-down swimming pool.

Never again !!!!

This hotel is vastly overpriced for the standard and quality of room. The room was very worn and grubby, the smell in the room was stale (I had to use my expensive perfume as an air freshener!!!) The bathroom had mould on the grouting and sealer in the shower, also the back of the door was marked and disgusting.

Foul Smell, Poor Service – Avoid.

This hotel was a complete disaster. The worst part was the overpowering sewage smell in the room and hallways. I reported it, and reception fobbed me off with a ridiculous excuse about the cleaner forgetting to put bleach down.

AVOID AT ALL COSTS

One of the worst hotel experiences I’ve ever had globally. Stayed 5 nights for business and it was an ordeal from start to finish. The room had no ventilation, no air conditioning, and only a tiny, dust-clogged fan struggling against indoor temperatures around 30°C, while it was 25°C during the day and 17°C at night outside. Impossible to breathe, let alone rest.

Hospitality Case Studies

We weren't sure if the ventilation in our new house was up to scratch, contacted ARM for a survey. The engineer they sent managed to track down an issue in our second-floor bathroom really quickly. It’s such a relief to have it sorted.

Frequently Asked Questions

How long does an air quality assessment in a hotel take?

The duration of an air quality assessment varies depending on the methodology used.

  • Short-term air quality tests: A few hours with Active Sampling devices
  • Long-term air quality tests: Up to a month with Passive Sampling tubes
  • TM44 Inspections: A few hours to a few days
  • Airflow tests: Usually take a few hours, but depend on the size of the building

We tend to prefer conducting both short-term and long-term tests for the most accurate results and actionable insights. We always recommend air quality monitors as these allow you to take action before air quality becomes poor.

Workplace Exposure Limit tests (EH40) can typically be returned to you within a couple of weeks.

Will our hotel guests be disrupted?

We understand that disturbances to your hotel operations can be detrimental to both guest experience and staff efficiency. We can operate flexibly around check-in/check-out times, or discuss other ways we might be able to help enhance your air quality discreetly.

Talk to us if you have any concerns around us visiting during operational hours.

What hotel air quality solutions do you offer?

We operate under an Assess, Remediate, and Maintain model. That means that we first understand your air quality, fix any problems, and keep your air fresh into the future. This framework ensures there are no gaps for air quality issues to be missed or ignored by contractors who have little interest in genuinely helping your business.

Some of the most popular services for hotel businesses include:

  • Assessment services: IAQ Testing, IAQ Monitoring, TM44 Inspections, Mould Assessment, and WEL (EH40) testing.
  • Remediation services: HVAC Repairs, AHU Servicing, and energy-efficient upgrades.
  • Maintenance services: Ductwork Cleaning (TR19), Fire & Smoke Damper Testing (BS 9999), Kitchen Extract Grease Cleaning, HVAC Filter Replacements

What are the air quality standards for a hotel?

Hotels are not governed by a single dedicated IAQ law, but must comply with a range of UK regulations and guidance, including:

  • Health and Safety at Work Act 1974 (this is a legal requirement)

    • COSHH
    • Workplace Exposure Limits (EH40/2005)
  • Building Regulations (Part F, Part B)
  • BESA TR19 (Ductwork Cleaning)
  • BESA DW145 (Fire Dampers)
  • BS 9999 (Fire Safety)

Which air quality service has the highest return on investment?

The most immediate return on investment is usually seen when we replace old filters and clean blocked ductwork in a new client's ventilation system. This is a relatively low fee for an immediate reduction in energy bills, whilst enhancing their system's lifespan.

In hotels, ensuring your HVAC can handle temperature control and meet the proper air change rates can be the difference between a guest leaving a positive or a negative review online, or even asking for compensation. Ensuring your air is clean and your IEQ is comfortable means that you don't have to worry about noise, humidity, temperature, or smells causing any issues and affecting your revenue.
